What are the steps to purchasing a home?
1) Financing Talk to us and we will refer you to a reputable lender that can get you a mortgage quickly and as smoothly as possible. What you can afford depends on your income, credit rating, current monthly expenses, down payment, and the interest rate. 2) Start Looking for Homes Launch a home search! Jointly, we will conduct a home search that is tailored to your needs and desires and within the parameters determined by your lender. We will coordinate and facilitate all showings of available properties. 3) Make an Offer We will draft an offer on Arizona Association of Realtors® approved forms. We will base the offer upon the terms (price, closing date, costs, etc.) that we believe are best suited to you and the property. We will study the market together to determine pricing and other terms written into the offer. 4) Get a Home Inspection We will assist you in arranging a home inspection. Getting a home inspection is absolutely critical. We will refer you to home inspectors we have worked with in the past for you to choose from. The home inspector will inspect the property and report any defects. For example, if the water heater is on its last leg, the home inspector will report that. From there, we will negotiate repairs with the seller and their agent. 5) Shop for Homeowners Insurance Getting homeowners insurance is just as important as getting a home inspection. The insurance will cover the structure itself as well as its contents. Each policy is different and you should consult with a couple of insurance agents for a few quotes. Again, we are happy to provide a referral. 6) Sign Papers You’re now ready to go to “closing”. This is where you sign all of your closing documents for your home purchase. Make sure you bring your picture ID with you!!! 7) KEYS!!! We will deliver keys for your home purchase once the property has recorded in your name at the Pima County Recorder’s office. |
What is the agent's commission?
Buyers don't pay the commission, the seller pays it. How long does it take to purchase a home?
If you're paying with cash it can take as little as a week. If you're financing it will take as little as 40 days. How much money do you need for a down payment?
Depending on your qualifications, there are loans available for $0 or no money down, such as VA or USDA (rural properties). Additionally, there are some home buyer assistance programs, if the home is purchased in certain zip codes. Typically, to qualify for many of the down payment assistance programs the home buyer(s) need to meet certain income criteria. FHA is a commonly used mortgage program which requires 3.5% down. Conventional financing requires at least 5% down, but you may put 10% or more down. If you'd like to avoid paying mortgage insurance, you may put 20% down on a conventional loan.
